• Documentation for owning apartments are:

• On allotment, an agreement to be executed to construct between the builder and the purchaser. The consolidated contract value in the agreement covers the cost of construction of the building as well as the cost of undivided share in land.

• The sale deed for the undivided share in land is registered or caused to be registered by the builder on receipt of the entire payments under the contract. Share in land is inseparable from the building.

• Regiatration charges, Documentation charges, Building tax, Municipal tax, KSEB Deposits, Cable and transformer charges, KWA charges, and any other statutory fees / charges which are at present levied or proposed to be levied will have to be borne by the buyer.

• The area is inclusive of common area. Furniture layout is only an indication of space utilization.

• The price at the time of booking is firm once the apartment is allotted and the agreement is excuted between the purchaser and builder.

• The purchaser should strictly adhere to the payment schedule. In case of default / delay in payments as per the agreement, the builder reserves the right to cancel the allotment, in which case the remitted amount will be returned, without interest, only after reallotment.

• Sanctioned building plans and tile deeds of the land and its legal opinion are available for reference.

• All measurements and elevation / the number of floors given along with this leaflet are subject to variations / alterations without specific or general notice. All such variations / alterations shall be purely at the discretion of the builder.

• Routine building maintenance is carried out covering the common areas and common fittings listed below.

• Clearing of all common areas, Maintenance of the pump sets, generators, sanitary, water supply and electrical lines common to the building, Replacement of bulbs / tubes of common area, Payment of electrical and water charges for common service, maintenance of potted plants in the building, Payment to security staff, Maintenance of lifts as per lift manufacture’s contract.

• Maintenance charges are payable monthly by the owners. This maintenance will be carried out by the builder till the formation of the Apartment Owner’s Association which will then take over the maintenance. Membership in the association is compulsory and not optional.
